My marketing plan for your home begins with thoughtful planning. I customize my marketing plan for each and every property. The Franklin & Hampshire County markets present unique challenges in that “no two homes are alike”, and therefore a marketing plan tailored to your home will help you achieve exposure to interested buyers in a way that highlights what they are hoping to find.

The home sale process begins with an opportunity for me to visit your home where we will work together to prepare a sensible plan to assist you with where to put your energy to prepare for showings all the way to closing.  My input will be geared to what works for you. We’ll review a Home Enhancement Guide and learn what Little Things Can Make a Big Difference. The important factors I will want to learn about are your timeline, budget, desire and finally ability to prepare your home for sale. If you need local referrals and resources to help you with projects, I am able to assist with those important contacts.  We will also review an Estimated Costs to Sell Your Home worksheet which will help you understand what your estimated proceeds from the sale will end up being. These are all important details any seller will want to know!

Finally, using my local knowledge, experience and access to housing data I will help guide you to a list price for your home that will result in your highest proceeds in a timeframe that works for you.

When your home’s listing is finally presented to the public it will include thoughtful professional photographs, a 3D Virtual Tour, and drone photographs (if they will best emphasize your home’s features). Homes with a 3D Virtual Tour typically sell at a 4-9% higher sales price and decrease the time on market by 31%. A drone video can also be created not only of the outside of your home, but the neighborhood as well. If there are local amenities including trails, bikeways,  recreational opportunities or even walk to town accessibility your listing will include attachments which demonstrate to buyers how easily accessible those life enhancing extras will be to them.
